We're seeking someone who will support our client in providing expertise for routine reconfiguration and adjustments to Administrative and Lab office spaces. This person will demonstrate proficiency in systems furniture and demountable wall product specification, technical design and installation drawing preparation, compliance with manufacturers’ product design standards, as well as conduct market research evaluations of new products/lines, prepare independent government estimates, specify and price furniture using CAP 20/20, obtain formal vendor/dealership quotations, and prepare supporting procurement documents. The candidate will provide leadership in furniture/demountable wall systems planning, compliance with vendor and client standards, specification of furnishings, graphic communications, procurement coordination and quality assurance support to the various groups.

 

Responsibilities

  • Prepare (or convert Space Planner’s) test-fit drawings into Design Intent Drawings (DID’s), ensure adherence to vendor and NIAID space and furniture standards; conduct market research analysis to support furnishings recommendations; prepare CAP 20/20 FF&E (furnishings, fixtures and equipment) specifications and Bills of Materials (BOMs), installation drawings, cost estimates, scopes of work, and project schedules; provide implementation oversight.
  • Provide Planning and Project coordination support including, but not limited to:
  • Coordinate existing base building conditions (MEP/TED) with interior design, FF&E elements (demountable walls, systems and freestanding furniture) and supporting technology requirements (power/data, AV, IT); inform move & relocation activities.
  • Conduct site surveys/field verifications for compliance with approved CDs and shop drawings, inspect furniture installations, develop punch lists, monitor installation and remediation to completion.
  • Manage documents and project records including base building/FF&E finish binders, project binders, summary reports, and project metrics consistent with OWS records management.
  • Prepare Independent Government Estimates (IGE’s) for budget planning; review price proposals and related contractors bids, as requested.
  • Provide quality assurance of A/E’s construction documents, shop/installation drawings, bills of materials and other documents for compliance with DID’s.
  • Monitor furniture procurements and lead times, interior build-out and installation schedules to ensure compliance with project schedule and budget; track action items.
  • Mentor and assist in the professional development of junior planning staff to increase technical, analytical, communications and presentation skills.
  • Inform and communicate with the OWS Federal point-of-contact assigned to each task.

 

Job Requirements

  • Bachelor’s Degree in interior design or Architecture.
  • 3-5 years’ experience in CAP 20/20 specifications with a furniture dealer or vendor.
  • 5-10 years’ experience with Government clients/projects.
  • Demonstrated expertise in systems furniture and demountable wall space planning, specifications, budgeting, scheduling, installation, punch list preparation and remediation, project close-out.
  • Systems furniture and demountable wall specification and installation experience is a requirement.  Knoll, Kimball, Teknion systems furniture and/or Transwall demountable walls experience is a plus.
  • Demonstrated communication and presentation skills (verbal and graphic).
  • AutoCAD, Revit, CAP 20/20, Microsoft Word and Excel required.
  • LEED credentials are a plus.
  • Other software experience a plus: MS Publisher and PowerPoint.
